First Home Buyers

Buying your first home is very exciting and is probably the biggest purchase you will ever make.

If you are a First Home Buyer it can also be very daunting as you may not know where to start. Here at Champagne Finance, we will explain the process to you and help you understand what you can do.

How Much Can You Borrow?

We can lend you up to 95% of the property value subject to eligibility. (Lenders Mortgage Insurance may be required.)

How much you can afford to borrow will depend on a range of different things such as your income, your credit history, your savings/deposit, and the value of the home you're interested in buying. Our home loan calculators can give you a good indication of your borrowing power and help you work out what your repayments would be.

Your Deposit

With our home loans, you typically need a deposit of at least 5% of the property's value – plus enough to cover stamp duty and other admin fees. If your deposit is less than 20% of the property value then you may also need to pay for Lenders Mortgage Insurance or you could use a Family Guarantee instead.

The Application Process

To help make the application process as quick and easy as possible, we have a checklist we can send you so we can complete the process as speedily as possible. Bear in mind that this checklist is meant to be a guideline and all of the documents may not apply to you.

There are different stages of the home loan process. It usually includes an application, verification, valuation, approval and settlement.

There may be small differences in the process, depending on whether you're buying your first or new home or refinancing an existing loan. So there may be other things we'll need from you, which we'll let you know about during the home loan process.

Government Fees & Charges

When you buy or sell a home there are several government fees and charges that will apply. Each state Government has different charges, and calculate them in different ways. You should visit your state Government's website for more information.

If you are a first home owner, there may be stamp duty concessions available.

First Home Owner Grant (FHOG)

The FHOG is a one-off grant that has been established by the Federal Government to assist in offsetting the effect of the Goods and Services Tax (GST) on the purchase or construction of a home by a first home buyer. The amount of the grant will depend on which state you live in. When you apply for a home loan, as part of your loan application we'll help you apply for the FHOG.

Eligible applicants include:

  • individuals, including individuals acting in their capacity as trustee;
  • companies, including companies acting in their capacity as trustee; or
  • any combination of the above.
